$16,500,000 Office Refinance with TI/LC Facility

513 Capital, a Cincinnati-based finance intermediary, is pleased to announce the closing of a $16.5MM Refinance of a 150,000 rentable square foot Multi-Tenant Office Property in Sandy Springs, GA.

The property was purchased in 2024 by a Florida Investor with below market occupancy.  The owners were agressive in lease up efforts and have filled the property to 75% occupancy.

513 Capital was engaged to find a new lender to refinance maturing existing debt and provide a good new facility for the TI/LC and capex projects at the property. The loan was closed with a credit union CUSO at a 6.5% interest rate.
